2. RENTAL FEES & PAYMENT TERMS

Accepted Payment Methods: All major credit cards, debit cards, ACH transfer. See forthcoming email for invoice and payment portal link.

Late Payment: Payments received after the due date are subject to a 5% late fee.

3. SECURITY / DAMAGE DEPOSIT

- A separate, refundable, security deposit of $500 is required and will be held against any damage, loss, or additional cleaning. The security deposit is due 21 days before the event and will be billed with the second half of the contract payment.
- If no damage or excessive cleaning is required, this deposit will be returned within 3 days after the event.

4. CANCELLATION POLICY

- Cancellation by Client must be made in writing.
- The initial deposit is non-refundable.
- Cancellations made less than 21 days prior to the event will result in forfeiture of all fees paid.

5. USE OF PREMISES

- Venue rental includes access to the following spaces: all events will include the entirety of the first floor of the venue. MicroWedding Packages “Blossom” and “Bloom” will include access to the bridal salon on the second floor, the bathroom on the second floor, and the grand staircase.
- Venue access is limited to the hours stated above. Additional time may be billed at $500/hour.
- Client is responsible for ensuring all guests, vendors, and contractors comply with Venue rules.

6. ALCOHOL & CATERING

- Alcohol may be served only by a licensed bartender and in compliance with all applicable laws.
- Caterers must be licensed and insured. Proof of insurance may be required.
- No underage drinking is permitted.

7. DECOR & SETUP

- All décor must be approved by Venue in advance.
- No nails, staples, tape, glitter, confetti, open flames, or other damaging materials are allowed.
- All décor and personal belongings must be removed at the end of the event.

8. LIABILITY & INDEMNIFICATION

- Client assumes full responsibility for any injury, loss, or damage arising from use of the Venue.
- Venue is not responsible for any personal property or items brought to the premises.
- Client agrees to indemnify and hold harmless the Venue, its owners, and staff from any claims, damages, or liabilities arising from the event.

9. INSURANCE

- Client may be required to provide proof of special event liability insurance naming the Venue as an additional insured, in the amount of at least $1,000,000.

10. FORCE MAJEURE

- Venue shall not be liable for failure to perform due to events beyond its control, including but not limited to acts of God, natural disasters, pandemics, government restrictions, or other emergencies.

11. ENTIRE AGREEMENT

- This Agreement constitutes the entire understanding between the parties and supersedes all prior agreements. Any changes must be made in writing and signed by both parties.

12. GOVERNING LAW

- This Agreement shall be governed by and construed in accordance with the laws of the State of Minnesota.

13. SPECIAL FEES SCHEDULE

The following fees may be charged to the Client if applicable. These fees are in addition to the base rental rate:

Client agrees to be responsible for any applicable fees listed above, which may be deducted from the security deposit or billed separately.

14. POST-EVENT RESPONSIBILITIES

Cleanup and Removal of Items:
The Client shall ensure that all personal property, décor, gifts, rental items, and any other items brought into the Venue are removed by no later than 15 minutes after the event end time on the event date. All items must be fully removed from the premises by the conclusion of the rental period unless prior written permission has been granted by the Venue.

Condition of Premises:
The Client agrees to leave the Venue in the same condition as it was provided. All trash and debris must be placed in designated receptacles. Any furniture or equipment moved during the event must be returned to its original location.

Damage Responsibility:
The Client shall be financially responsible for any damage to the Venue or its property caused by the Client, their guests, vendors, or contractors. Any repair or replacement costs will be deducted from the security deposit, and the Client agrees to pay any additional costs not covered by the deposit within 10 business days of receiving an invoice.

Overtime & Late Departure:
If the Client, their guests, or vendors remain on the premises past the contracted end time, the Client agrees to pay overtime fees of $500 per hour (or portion thereof). Overtime fees will be deducted from the security deposit or invoiced separately if necessary.

Items Left Behind:
The Venue is not responsible for items left on the premises after the event. Any items left behind will be held for up to 30 days, for $25/day per item.

Venue Cleaning:
The Venue will conduct standard cleaning after the event once the Client has removed all personal items. Any excessive cleaning required due to negligence, misuse, or failure to comply with this section will be billed to the Client.


15. ACCESS RULES

  • All Events include the exclusive use of the first floor of 2428 Dupont Ave S.

  • MicroWedding Packages “Blossom” and “Bloom” additionally include the use of a second floor bridal suite (with bathroom), and staircase.

  • Accessing additional floors of the home outside of these rules is forbidden and may result in a cancellation of your event.
